Questions about outdoor enclosure substrate/Flooring

so last year my wife got her first rabbit, the rabbit has full run of our room, the hallway, and the mudroom. recently I started developing some pretty severe hay allergies and medication isn’t really helping. anyways so I can build, I own several outdoor animals and my plan is to convert a 9×10 (estimated closer to 10×10) shed into an outdoor home for her, plus a 10×10 dig proof, predator proof run. I’ve kept chickens for over a decade and my runs have never had a predator get in, I am confident in my ability to keep Blueberry safe in a outdoor home, she will also only be allowed outdoors during the day when we are home and when the weather permits, otherwise she’ll be kept inside in the shed (she will have full run of the shed minus a 3×10 area for a second door and storage for her hay and pellets and treats and brushes etc. and so she can’t escape when we go in)

so here’s my conundrum, substrate, what should I use for the floor of the shed, and the floor of the run?, I was thinking maybe a soft rubber mats? im trying to gage what would be best for her feetsies and I’d like to avoid tile for the most part other than in a small area for her to lay on to cool down.

I’d love some advice on this, plus any tips anyone can give me. I don’t want my wife to have to rehome her beloved rabbit, especially since she’s so excited to get her a boyfriend from a local rescue now that she has been spayed. but I just can’t do the hay, I wake up every morning with a horrid sore throat, plus I feel like berry needs more space and I know with a shed and run I can provide more than what she has now.

i have added some kinda poorly drawn plans if they are helpful at all
